The 2025–2026 Compliance Deadlines
For Condominiums (Florida Statute 718.111(12)(g))
By January 1, 2026, every condominium association with 25 or more units must operate an official website or secure member portal.
This is a major change — previously, only very large condos (150+ units) were required to have a website. Florida’s updated law now includes the majority of condo communities.
The website must provide:

As of January 1, 2025, HOAs with 100 or more parcels are required to maintain an official website where owners can access all required records.
